2.1. What should I do before signing a lease?

1) Read your lease carefully before signing, and if there is anything in the lease that you don't understand or looks fishy, bring it to Group Legal Services and have a lawyer review it with you.

2) Document (with photographs, camcorder, etc.) the condition of the entire house--outside and in--when you first move in, because your landlord will try and keep your security deposit for any damages that are present when you move out.

3) Choose your roomates wisely: by signing your name to a lease, you become liable/responsible for the actions of your roomates--both criminally and with the University (Student-Wide Judiciary).

4) Make sure prior to signing a lease, you ask the owner to disclose any and all defects or damages with the house.

5) In most cases recovering your security deposit after your lease expires is difficult, and may require taking your landlord to small claims court.

2.2. Why can't I search for houses within walking distance to North Campus?

No area is designated as “Walk to North Campus” because North Campus is located in Amherst. While several places may be accessible by foot, there is no majority of streets that would be within walking distance. All areas in Amherst are short drives to North campus.

2.3.What is considered "Walking distance to UB South Campus?"

Walking distance to South campus is approximately a 10 minute or less walk to the border of campus grounds. This area is also known as the University Heights and is a popular place for UB students to live due to cheap housing and vibrant night life. Students without cars can use the University busing system to travel between campuses.
For more information on the University Heights district visit:

2.4. Who owns the houses and how do I pay rent?

Private landlords or students own the homes. Payment for apartments is arranged individually between the student(s) and the landlord.

  2.5. Does OCH inspect property?

OCH does not inspect properties listed on our website. Students are responsible for inspecting their own living accommodations before agreements are made.
